Conceptual Site Plan for Motorsports Park

InnovoGeo Engineering provided civil engineering and GIS-based conceptual site planning services for the proposed Throttle Therapy Appomattox River motorsports and outdoor recreation development on an approximately 711-acre property in Powhatan County, Virginia. The client needed a clear, professionally organized plan to support early land-use discussions and the pursuit of a Conditional Use Permit.
Using publicly available LiDAR, aerial imagery, tax parcel mapping, and local GIS datasets, InnovoGeo developed a site-wide conceptual plan showing existing topography, parcel boundaries, nearby roads and waterways, surrounding residential properties, and the preliminary locations of proposed tracks, trails, cabins, camping areas, office space, parking, and other supporting uses.
The plan distinguished existing or previously disturbed trails from proposed new trails and illustrated buffers and separation from surrounding properties. Multiple public and client-provided data sources were consolidated into a single drawing that clearly communicated the scale, organization, and relationship of the proposed uses across the property.
The resulting plan provided the project team with a practical tool for evaluating potential land-use considerations, communicating the development concept, and coordinating with local officials during the preliminary approval process.
